What is serviced accommodation?
Serviced accommodation refers to fully furnished apartments or houses that are available for short-term or mid-term stays. These accommodations typically offer amenities similar to hotels, such as housekeeping services and utilities, while providing the comfort and convenience of a home.
Isn’t this sub-letting which is illegal?
No, This is a corporate letting agreement which involves a company directly leasing a property for its clients. Corporate lets are legal arrangements commonly used by businesses to provide temporary housing for employees on business trips or relocations. Unlike subletting, corporate lets typically comply with leasing regulations and are straightforward in execution.
What if someone damages anything?
We will be providing all the furnishings within the property apart from the supplied white goods, so if anything is accidently damaged, we will cover the costs up to £500 for our own furnishing items and we can include your white goods in our contents insurance.
Where will you list the property?
We will list the property on our own booking website to make direct and corporate bookings, as well as other know sites such as Open Rent, Booking.com, AirBnB and Vrbo.
What if someone uses the property to throw a party?
To prevent unauthorized parties, we install Ring doorbell cameras and noise monitoring devices. We also have minimum night stay requirements to deter short-term rentals aimed at hosting parties. These measures help ensure a peaceful environment for all guests and neighbors.
What if I no longer want to let my property to you?
We always include a two month break clause in the contract for both parties, so if its not working out for you or us as a company, this gives us time to delist the property, remove our furnishings and hand the property back over to you. If you wish to keep the furnishings we have provided, we will give you the option to purchase what you would like.
